Trash and Recycling Containers
Storing garbage cans in front of your house can detract from your home’s curb appeal.
If this becomes a common practice in your neighborhood, it can cause an unsightly
street scape that can lead to lower property values. Many homeowner associations
have rules regarding where and how garbage cans should be stored, often requiring
them to be kept out of sight.
Belmont Community Association’s covenants guidelines are clear… Trash and
recycling containers must be stored in your garage. They are not permitted to be stored in front
of your garage or anywhere on the exterior portions of your lot. They should be brought out
to the curb no earlier than the evening before the day of scheduled pick-up and
must be placed back inside of your garage the following day, after your trash and
recyclables have been picked up.
Homes in Belmont Country Club have one, two, three, or four car garages. These
garages have enough room to accommodate the number of vehicles that they were
planned for as well as room for trash and recycling containers. Storing these containers
in front of your garage may seem like a convenient thing to do, but please remember…
this is a violation of our covenants guidelines and rules. Failure to comply, after an
association hearing has been held, can lead to fines of $10.00 per day, until the
violation is cured, up to as much as $900 plus legal fees to enforce collection and
temporary shut-down of homeowner gate access, for up to sixty days, requiring all
vehicles registered at the property to have to go through the guest gate at the main
entrance in order to gain access to the community.
Our association does not want to have to levy fines against you
for a problem that you can easily fix. If you have been storing your
trash and recycling containers outside of your garage, look around
your street. You will note that your neighbors voluntarily comply with
this rule. It’s a common neighborhood courtesy… Maybe it’s time for
you to do the same. Your cooperation will be greatly appreciated.
