Exterior Rehab Projects
As our homes age, some of their exterior components will need major repairs,
renovation, or replacement. If the work can be done following the same specifications
for material, color, size and design that are already in place, Covenants Committee
approval for the project is not required. If there are any changes, approval must be
obtained, following the same application and approval process that is required for new
projects.
Rehab work can be an extremely expensive, time consuming, and stressful. The
last thing the association wants to have to do is require a homeowner to re-do all or part
of a project because they failed to get association approval and had work performed
that did not follow association guidelines or did something different than was submitted
for approval. None-the-less staff is required to act when a homeowner fails to get proper
approval resulting in a covenants violation.
Here is a sample list of some of the most common rehab projects that are underway in
our community with some helpful project tips.
- Roof Replacement: In most cases, the developer of our community installed architectural
(dimensional) shingles. When we replace our roofs, the same style shingles are required. In
some cases, homeowners opt to change the color of the roof. All color changes require
association approval. - Deck Repairs or Replacement: The decks on some of our homes have reached a point
where they are exceeding typical life expectancy. The association has extensive rules about
deck design in our Architectural Guidelines. If you are doing repairs or installing a new deck
that follows the original deck design, but calls for structural support modifications that are
similar, but not the same as the original design, contact the association to see if those
changes require prior approval. - Driveway Repairs or Replacement: Many of our driveways have reached a point where
they need major repairs or replacement. Some of us desire to change the appearance of our
driveways from black asphalt to a brick style finish. Some owners wish to change the
footprint of their driveways, perhaps making them a bit wider. Any changes to the original
driveway design, dimensions, color, or finish require prior approval. - Street Tree Replacement: Our association recently established new rules related to street
tree removal and replacement. Any time you are required or wish to change your street tree
you must obtain approval for the location, species, and size of the tree that you will install.
When you cut down the old tree, you must have the stump of the tree ground down to
ground level and cover the area where the old tree was located with new sod.
